Central New York Appraisal

Well we got through another year and if you were to look outside here you would see GRASS where you would normally see lots of SNOW!!  Plus there is snow all around us with all the other areas having snow storms and a blizzard to the east.  Me I have no complaints and work is so much easier without a ton of snow.

Please be advised that we cover Oneida, Herkimer, Madison and Otsego counties in the Central New York State area. 

I don't know if this is true in other parts of the country but in central new york many areas have mailing addresses that do not match the towns that the properties are in.  For example I live in the town of new Hartford but I have a Utica mailing address,  the towns of Deerfield and Marcy have areas that also have Utica mailing addresses.  Additionally the Whitesboro school district includes many parts of Marcy, Deerfield and parts of Schuyler which is in the county of Herkimer while all the others are in the county of Oneida.   This is confusing for lenders who often send us orders based on the mailing address not the actual town.  It is easily explained in the appraisal report but is just one more thing that we have to remember to do.

Hi  It has been a busy week with work and helping with the holiday but i've made it through with just one order left to finish before Monday.  the snow is coming maybe this weekend and it is time to prepare with waterproof boots, winter coats with hoods to protect from the snow and alll the other stuff I need for the outside work I do on appraisals in this northern climate.   On a personal note I got to play for a few minutes with my 4 year old grandson on Thanksgiving - my favorite thing to do.  The good news is that it usually is a little less busy during this time of year allowing for the time needed to do what we all need to do to prepare for the next big day but not to quiet I hope as those holiday bills will be coming in in January.  Hope all of you throughout the country as well as my Madison, Oneida, Onondaga and Herkimer County customers.  Hope everyone is well and healthy and happy.

Well yesterday we saw snow on the roofs of some houses up on Higby Road - a road that is another world when the weather turns bad but is the easiest route to the Mohawk Valley from my house.  Today I will take that route again to do a drive by for a client in the village of Herkimer and then back to Utica/New Hartford for another appraisal.  It's getting colder now but with the wonderful summer we had I am not complaining - just dreading the outside work when it is really, really cold.  Thank goodness for laser measuring devises they do help when you have a wall to hit with the beam and they are very accurate.  I didn't trust them at first but I invested in the Leica Disto D5 and after testing several times feel confident in their use.  Plus the laser beams shows bright even in the brightest sun and the maximum distances.  My only problem is that I cannot figure out how to measure them on a straight wall even after reading the directions several times so I will have to keep my 100' tape for now.  Hope you are all having a great day and that you all have a wonderful Thanksgiving.  Joyce

I wouldn't want to be in a business that relies on warm weather!  We get one maybe two warm days in a row then ALL COLD WEATHER WITH RAIN for 4 - 5 days!  How discouraging!  As someone who spends her winters measuring homes in knee or more deep snow (not to mention going out far enough in the yard to take a rear photo) I am happy with anything that is above 32 degrees (sorry you snow enthusiatists)!  Anyway we got some good news last week with the SUNY expansion that will create some high paying jobs!  We are well overdue.  Talk to you all soon!  Joyce

I know its been a long time but things are really crazy - more business right now than I can handle - it will change soon I am sure but I do like to keep my customers happy which is tricky right now.  I have clients who give me steady work even when things are bad but I also have clients who pay up to $100 more for an appraisal right now - I want to encourage those clients without loosing the steady clients - not an easy job right now. 

The good news for the general economy is that I am getting lots of orders for purchases not just refinances - that is great.  TAlk to you next month.  Joyce

Its Saturday am - the day that I deposit the weekly receipts and pay the bills - Last year paying bills was scary - business was bad and I was concerned.  This year appraisal orders have increased so much that I have already done more so far this year than all of last year and I've found that foreclosure/reo sales are almost non-existent in this boom of business.  My conclusion is that the central new york area (Oneida, Madison, Herkimer and Onondaga counties) have not felt the real estate downturn that other areas have suffered.  Of course we did not have the hugh increases in the last 10 years that those other areas experienced which is probably why we are not suffering now.  Interest rates are still under 5% and I hope they stay that way for a long time.  It seems to be working.

Dear Bloggers

 

All of us involved in the Mortgage business are a little overwhelmed right now.  I had one Department manager tell me this week that in over 20 years in the business she has never seen it be so crazy.  I agree its insane and I've had to tell some very valued clients that I am unable to provide the quick service they have come to expect.  Keeping clients happy is my number one goal.  I'll be working through the weekend to catch up but I do plan to take some time to plant flowers and visit the resting places of those dear to me who have passed on.  I hope you will all be able to do this also. 

Happy Memorial day to all my clients who service Oneida, Herkimer, Madison and Onondaga county!  Thank you for your patience in this very busy time.

Dear Bloggers,

Occasionally I will receive a request for an appraisal because someone is shopping around for a mortgage loan and they want the appraisal done in advance in order to save time in the loan process. 

This is not a good idea because lenders will either have a list of appraisers they use and will pick from that list or they will utilize a service that provides appraisers for them or in rare instances they will ask the borrower to get their own. 

At any rate you don't want to pay for an appraisal and then find out that the lender won't accept it so you should choose your lender first.
